Real Estate Properties Are Turning Green ? hot news

Going green has become quite a trend for home sellers, home buyers, and simply home residents; therefore the time has come to evaluate your homes necessity for a change, a change in the green direction. There are many ways to make your real estate property green, but the one thing to remember is the benefit of this change, not only do green homes make things better for the environment, this change can also make a substantial difference in out of pocket expenses on a monthly basis. Utility bills have gone up drastically in the last several years; therefore any way to save some money on these expenses should be taken advantage of. Starting from maintaining your lawn to changing all of your light bulbs to CFLs (compact fluorescents) will make that much of a difference. Not to mention, if you are in that market to sell your home for sale, potential buyers will notice these efforts that are being made to separate your home from the competition.

These energy savings that can also be obtained from purchasing Energy Star-rated appliances and choosing from the great variety of sustainable materials that are available today. These are the reasons that builders, professional contractors, are turning to providing new construction homes with all of these environment friendly features, because the competition demands that these steps be taken. Considering the fact that many homes buyers nowadays are looking at green features as luxury additions to a home, therefore given that the housing market is experiencing a bit of a crisis, every effort has to be made to impress and wow a potential buyer. Even if your property isn?t on the real estate market, wouldn?t it be a good feeling to have knowing your home?s features are contributing to a healthy environment, knowing that your neighbors envy you for your green decisions? In order for a home to become more desirable to potential buyers and even visiting guests, visible remodeling in a unique direction should be a top priority.

Taking the necessary steps to go green may seem a little different from what everyone is used to, but considering that fact that it is a rapidly growing trend it is an option that should definitely be considered. Searching for homes that have gone green is a simple task as well, considering this is something that home sellers tend to brag about quite frequently, and websites like ListingVUE.com feature many properties that sellers have gladly mentioned these upgrades in the description of their online classifieds. These changes may seem rather pricy once implemented, but rest assured that the benefits of these changes will pay off, whether you intend on selling your property or just by enjoying the benefits of coming into a home that is free of chemicals and molecules that lead to allergies and a home where children can crawl all over without you having to worry about your children catching these allergies.

ChitChatter: Alicia Keys Says Motherhood Has Changed Her - Bossip

Alicia Keys just did yet another televised interview to promote her upcoming Girl On Fire album.

Via CBS News reports:

Grammy Award-winner Alicia Keys says motherhood has changed her in multiple ways and that the pressure of fame nearly broke her, in an interview with Lara Logan to be broadcast on the CBS News special ?Person To Person,? airing Nov. 23 at 10/9c on the CBS Television Network.

Keys takes Logan on a tour of her home away from home, her personal recording studio she calls ?The Oven,? and gives Logan a private concert of songs from her new CD, ?Girl on Fire.? There, in the comfort of her studio, Keys shares thoughts on motherhood, marriage and her life?s journey.

Keys tells Logan how she struggled with fame and how deeply the death of her beloved grandmother impacted her life. ?It was definitely becoming very overwhelming,? she tells Logan. ?I wasn?t very happy? I wasn?t feeling very complete,? Keys says. ?It definitely? was a different, new, strange world for sure, ? she adds. ?I needed to lighten my load a lot. And I needed to reconnect with my own self, ?cause I didn?t know who I was anymore.?

She found herself after a soul-searching trip to Egypt. She?s now married to producer and hip-hop artist, Swizz Beatz. They have a son named Egypt.

Motherhood, she tells Logan, changes everything. ?Perspectives change. I think priorities change. I mean I was such a different person seven years ago. Nothing would stop me from traipsing from here to London to LA and back to London to LA in three days and not sleep and go. And it was, I just thought, that was everything? But to have time to spend with my family and to have my son, it?s like perspectives change a bit. It?s like hold up, let?s not kill ourselves here.?

Her new CD marks a change musically, Keys tells Logan, adding she still has so much more to try with her craft. ?Girl on Fire,? she says, ?is really about ? being yourself ? It?s about finding what you feel and feel passionate about, finding your path to getting there. And not just being deterred, not being swayed from that. It?s really just being who you are.?

Her latest work is ?a new space? for her, she says. ?It?s a new mentality for me. It?s a new day for me? and a time. I really feel a lot more centered than I?ve ever felt before. And I feel a lot more clear and in control. I feel like I know what I want and I know what I don?t want.?

Logan?s full visit with Keys will be presented on the CBS News special, ?Person to Person? airing Friday, Nov. 23, 2012. Logan and Charlie Rose are the co-hosts. Also on the program are New Orleans Saints quarterback Drew Brees and his wife, Brittany, Oscar-winning actor Sean Penn and Olympic gold medalist gymnast Gabby Douglas.

We?ve seen a few clips from the interview and in one she says she ?definitely? plans to have at least one more child. You can watch some behind the scenes footage below:

Usable Email Campaigns Make Thankful Subscribers

Usable Email Campaigns Make Thankful Subscribers

Email campaigns that are easy to read and navigate make your subscribers happier. How does your campaign rate? Are subscribers thankful for your emails?

If you haven?t evaluated your campaign?s usability yet, now is the perfect time to do so, right before the thick of the holiday marketing season sets in. Let?s see how your campaign stacks up!

Subscribers Are Thankful For? Clear Web Forms

How easy is it for subscribers to get on your list? If they can?t navigate your sign up form, you might as well stop reading here, because they won?t be able to get to your emails no matter how user-friendly your messages are.

Make sure your web forms are simple, direct and don?t require too much information. It?s okay to ask for gender or age in addition to email address on your form, but make these fields optional to avoid scaring off new subscribers. Don?t be like Bath & Body Works:

Every field on their form is a required one. Well, except the field for apartment number. But that?s a lot of required fields for an email sign up!

Keep it simple, keep it clear.

Check out these posts for more about usable web forms:

Subscribers Are Thankful For? Snippets

Some email clients ? namely Gmail and Outlook ? include a short preview of an email?s content in the inbox following the subject line. This short preview is called a snippet and it can make your emails usable before your subscribers even open them.

A surprising number of companies don?t use snippets to their full advantage. Most of the snippets in my inbox look like this:

Not very informative or helpful. But there are one or two that stand out from the pack:

?like DailyCandy, who includes a summary of featured articles you?ll find inside the email. One glance at the snippet tells me if the articles inside will interest me or if I should just archive the email for later.

Make the most of your snippet with these additional articles:

Subscribers Are Thankful For? Preheaders and Footers

When it comes to writing emails that are easy for your subscribers to use, preheaders and footers contain the vital information.

Your preheader can:

  • Summarize your message content
  • Contain a link to view the message in a browser instead of an email client (useful if the email client doesn?t display your message correctly)
  • Contain navigation links to your website
  • Show subscribers an ?Unsubscribe? link to make it easy for them to opt-out if they want to

This preheader in an email from Just Fabulous hits all the right points.

Your footer should:

  • Contain your company?s name and address
  • Use clear wording to direct subscribers to their preference center (for changing what kind of emails they want to get from you, for example) and unsubscribing
  • Not be bumped down with extra white space or characters to ?hide? your unsubscribe option. Let people off your list if they don?t want to hear from you any more.

Like Patagonia?s email footer, which contains links to their social networking profiles, blog, customer service and an unsubscribe link:

Do You Make These Mistakes In Your Email Footer?

Subscribers Are Thankful For? Text + HTML

Do all of your email subscribers read your emails on devices that can display HTML messages? Some of them probably do and some of them probably don?t. What?s the best way to make sure your messages display correctly for everyone?

The answer is writing your emails in both plain text and HTML. It?s simple to do. Design your HTML message in the Message Editor, then copy and paste the text into the Plain Text box beneath the editor. When you send your broadcast, your subscribers? ISPs will decide which version to display.

Sending a plain text version with your HTML emails is especially important for smart phone owners who may read your messages in an email app on their phones. Smart phones are getting smarter, but they?re still not known for displaying HTML emails very well on a tiny screen. Including plain text messages makes your emails accessible to all of your subscribers regardless of the device they?re using to read your email.

Subscribers Are Thankful For? Working Images

You?ve finalized your email design and it?s gorgeous. You can?t wait for your subscribers to see all your images. There?s only one problem: A number of email programs disable images in HTML emails by default. Depending on how your subscribers have their inboxes set up, they may not see your images at all unless they enable image viewing themselves.

This is how an email from West Elm displays with Gmail?s default image settings:

That?s a lot of white space! But they do one thing right: They use alt tags with their images so that even with images blocked, their navigation links are usable and subscribers can still see their main message and call to action.

For comparison?s sake, here?s the same email with images turned on:

When you?re designing your emails with images, make sure your subscribers can read your main point whether they can see your images or not.

Images Disabled? No Problem!

What kind of best practices do you follow to make your own emails more usable? Ever had a subscriber tell you that they appreciate your emails?

What do you pay attention to when making your campaign user-friendly?

EU's Oettinger: Official Greek Debt Restructuring Unavoidable - Bild

A Greek debt restructuring among the country's official creditors is unavoidable, a European Union commissioner said Saturday.

"At the end of the day we will not be able to avoid a debt restructuring of the public creditors for Greece," Guenther Oettinger, the European commissioner for energy, told German daily Bild Zeitung on Saturday.

Greece's official lenders--the EU and the International Monetary Fund--have debated publicly over how to pare the country's growing debt pile. Greece has passed a new round of spending cuts, but its deeper-than-expected recession means that without relief the country will need European financing two more years than planned.

The German government has rejected the idea of a public debt restructuring.

College football scores: Tracking Rutgers vs. Cincinnati, Michigan vs. Iowa live

Week 12 of the 2012 college football season is here?otherwise known as SEC bye week vs. FCS schools. As the day has kicked off, the college football scores we're tracking are Rutgers vs. Cincinnati in a game rife with Big East title implications, and USC vs. UCLA. Follow all of today's action on Sporting News' live Division I scoreboard.

But that's hardly all that Week 12 offers. The Pac-12 is also giving us the day's biggest matchup ? Oregon vs. Stanford. Enjoy!

Week 12 picks | BCS standings | Sizing up Oregon-Stanford, USC-UCLA and more Week 12 action

GAMES IN PROGRESS

No. 17 UCLA vs. No. 21 USC, FOX (live box score). The Pac-12 South title is on the line. But it?s more than that. The Bruins? re-emergence has made this game significantly important for recruiting and city bragging rights. Bruins up early.

No. 25 Kent State at Bowling Green, ESPN3 (live box score). Not much on the line here. Only the MAC East title and a spot in the league championship game. Flashes up late in fourth quarter.

No. 5 Georgia vs. Georgia Southern, ESPN3 (live box score). The Bulldogs already have their spot in the SEC title game wrapped up, and now comes a bye week before another bye week against Georgia Tech. Bulldogs up 10 at halftime.

No. 7 Florida vs. Jacksonville State, ESPN3 (live box score). The bad news here for Gators fans. Jeff Driskel won?t start. The good news for Gator nation ? Gators ahead in second half.

No. 12 South Carolina vs. Wofford, ESPN3 (live box score). Upset alert! Game is somehow tied in fourth quarter.

? LINEMAKERS: Point spreads and odds for all of Week 12's games

GAMES OF THE WEEK

No. 6 Ohio State at Wisconsin, 3:30 p.m., ABC/ESPN2. The Buckeyes remain on a quest to finish with an unbeaten season?the only superlative prize they can claim with their postseason ban. But the Badgers are a great story too?especially the one that fifth-year senior Curt Phillips brings us.

No. 1 Oregon vs. No. 14 Stanford, 8 p.m., ABC. Oregon leads the nation in scoring, and it would be wise to get out to an early lead to avoid a potential slugfest with a very physical team. Steve Greenberg breaks down this game, and all the rest of Week 12's biggies.

YOU MAY HAVE MISSED ...

No. 4 Alabama 49, Western Carolina 0 (box score). We ponder the chances that Alabama can still reach the BCS title game.

No. 10 Florida State 41, Maryland 14 (recap). Seminoles up four scores in fourth quarter and look like they're headed to ACC championship game.

No. 22 Rutgers 10, Cincinnati 3 (box score). Scarlet Knights remain unbeaten in Big East play, and now have to only fight Louisville for the crown. They play Nov. 29.

No. 23 Michigan 42, Iowa 17 (box score). Denard Robinson played for the first time since Oct. 27, but Fitz Toussaint was taken to the hospital for a left leg injury. Kind of a mixed bag, especially with Ohio State game looming next week.

Thomson Video Networks Provides London To Sydney Link

Thomson Video Networks has announced that Australian pay-TV operator Foxtel relied on the company's technology to send HD video from London to Sydney for Foxtel's coverage of the London Games. In London, Foxtel used Thomson ViBE? EM3000 HD encoders and NetProcessor 9030 multiplexers to prepare eight HD channels of live content for transmission to Australia via an IP link.
Foxtel in Sydney operates one of the largest Thomson Video Networks platforms in the Asia-Pacific region, incorporating several generations of encoders, multiplexers, and video servers. For the London Games, both the Sydney head-end and the installation at the broadcast center in London were integrated with Foxtel's Thomson XMS? Management System, giving the broadcaster a complete and integrated solution for monitoring and controlling the contribution feeds from city to city. Thomson Video Networks' technical staff in Australia, London, and France worked closely with Foxtel to implement this highly efficient HD solution.
"Getting it all together for an event of this scale requires really good teamwork and a great understanding between the collaborating partners," said Brett Paton, head of product solutions design for Foxtel. "With Thomson Video Networks, we knew we could deliver the best-possible quality for our coverage with a fully integrated system at both ends."
Thomson's ViBE EM3000 HD MPEG-2/MPEG-4 AVC encoder sets the benchmark for HD encoding for satellite and terrestrial broadcast, high-end IPTV operations, and other content aggregation applications. The EM3000 combines compression efficiency and advanced preprocessing to deliver clearer pictures with increased depth and clarity, broadcasting high-quality HD content even at low bit rates. The ViBE EM3000 also helps to simplify head-end infrastructure with features such as Dolby? E decoding, Dolby Digital plus, and Dolby Pulse surround sound.

Published 15 November 2012

A consortium consisting of utility-scale developer SolarReserve and the South Africa based Kensani Group and Intikon Energy has secured a $586m financing for two 75MW solar photovoltaic (PV) projects in the country.

Financing for the projects was provided by The Ideas Managed Fund, Kensani Capital Investments, GCL-Poly Energy Holdings, SolarReserve and Intikon while the Rand Merchant Bank picking up preference share equity.

The Letsatsi project is located in the Free State while the Lesedi Project is located in the Northern Cape - both developed under the South Africa Department of Energy's (DOE) renewable energy independent power producer procurement program (REIPPPP).

Commenting on the financing SolarReserve CEO Kevin Smith remarked that the closure is a significant achievement for the company's international development and expansion.

"We have further advanced photovoltaic and solar thermal projects in development in the country under this progressive program initiated by the South African government, and look forward to continuing our work here," said Smith

A consortium led by ACS Cobra, along with Gransolar and Kensani Energy EPC, will be responsible for the construction of the facility with power utility Eskom to procure power from the project under a a 20-year power purchase agreement.

Both projects are expected to be completed by the middle of 2014.

10 Ways To Know You're In Everything BUT Love | xoJane

I can't put any photos of me and the bull's eye of my love arrows up on here because, as a tap-dancing, cartoon cat-loving Paula Abdul once taught us, opposites attract. It ain't fiction, boo. I'm all, "Veronica Corningstone and I had sex and now we are in love!" public and he's all, "I love... lamp!" private. So satisfy yourselves with the look of pure amour pouring out of mine eyes.?

image

The person on the other side of these poses is pretty amazing.

It's pretty palpable if I do say so myself. Just look at me. I don't cheese like that when I'm taking drunken Zoolander photos with my homegirls. Above are the teeth of love, y'all. The involuntary enamel brandishing that says, "Yes, I am overcome with emotion," and also, "I will bite you if you try to take this away from me."?

The subject of when and how you're able to spot the sap running out of your ears is, of course, subjective but nevertheless ubiquitous. Celine Dion is suddenly discernible. Daydreaming is a thing again. Washing dirty drawers not your own isn't gag-inducing. Basically you begin to realize that caring for someone isn't just about them, it's about you most of all. Something changes in you.?

That is why I've never been a huge fan of picking off petals in the "He loves me, he loves me not" checklists some chicks insist upon. As if whether or not someone giving you the last spoonful of Nutella or introducing you to their work friends affects how you feel.

Olivia Pope yourself first! Gut check your mushy insides to see if you're truly, madly, deeply done in.?

And because there's plenty out there dedicated to what Love allegedly looks like, I'm going to tell you how to spot its apathetic play cousin: the like like. The like like can trap you like quicksand if you don't watch out for it.?

1. If he tells a dumb joke in front of your friends and instead of valiantly pity laughing, you roll your eyes hard enough to give yourself a seizure.?

2. If you refuse to pause "Scandal" to listen to how his boring un-Scandal-like day went.?

3. If your hairdresser/nail tech/neighborhood malt liquor store owner doesn't know him by any name other than "the new boy."

4. If he doesn't know your secret baby name because you don't want him to steal it.?

5. If you never discovered his weird stuff collection -- whether it's a box of plastic disembodied He-man dolls or love poems written to Ayn Rand -- and thought, "I can work with this."?

6. If while on a sexy vacay somewhere romantical, like anywhere with a flat surface to be used as a bed, all you can think about is how much more fun you would've had with your friends.?

7. If you untag yourself from every Facebook picture with him in it, you know, just in case.?

8. If you've given up trying to teach him all the words to "Top That" or explain "Teen Witch."

9. If you've never let him borrow your laptop to check his email "really quick," even if you're sitting across from him on the couch, because his laptop is "like right there." ?

10. If you've read a list of arbitrary musings to figure out how you feel about somebody.?

Obviously all this is my version of the facts. Funny thing is most of these came from actual relationships I was in and the precise moment when I thought, "You know what? I could've had a V-8." Those unsung moments are just as important as the ones everybody won't shut up about.?

Of the most common complaints about a hearing aid is that it does not fit right. This is often an issue not a lot because the device cannot fit well, but because it may not be best for you. When you visit a specialist, they or they will conduct a check to select what specific type of mechanism is right for your situation. Then, there is a method of properly fitting the device in to your ear. If this did not happen or it did not happen properly, then that is where the issue with an ill-fitting device stems from. There is some options for fixing this issue, though.

Proper Preliminary Fitting

The first step in avoiding fit issues with a hearing aid is to have a proper fitting conducted at the onset. This means you will need to work together together together together along together with your specialist to select what potential needs you may have & then find the right solution. The largest issue in this method is an individual dashing to select that option is right for them when it may not be. In case you have the ability to select from the fit of several, take the time to do so. You need to get this right. Do not permit any provider to encourage you to select something that is not best for you or that feels out of place.

Think about Devices for the Exterior of the Ear

In some cases, the device does not or cannot go within the ear. This is common in situations where the level of loss is significant. The device is then worn on the outer portion of the ear or earlobe. In positioning it here, it is unlikely to cause any type of discomfort for you in the long term. Most people struggle with discomfort only when the device is placed in to the inner ear canal. If it is bothering you, ask for a different model.

Replace It When Needed

You cannot expect your ear not to change over the next to ten years. Your device will need to be updated from time to time. If it is been some time since your last appointment with a specialist, schedule now. It could help you to see a significant improvement in the way your ears feel with a used device in place.

A hearing aid ought to fit well & feel comfortable. Over time, you may not even recognize it is there. Keep in mind that you will need to select a device that is well fitted for your specific needs. This can help to make the method simpler for you to deal with as soon as you pick a device to make use of.

Predicting presidents, storms and life by computer - The Seattle Times

WASHINGTON ?

Forget political pundits, gut instincts, and psychics. The mightier-than-ever silicon chip seems to reveal the future.

In just two weeks this fall, computer models displayed an impressive prediction prowess.

It started when the first computer model alerted meteorologists to the pre-Halloween disaster headed for the Northeast from a bunch of clouds in the Caribbean. Nearly a week later, that weather system became Hurricane Sandy and grew into a superstorm after taking a once-in-a-century sharp turn into New Jersey.

Then, statistician and blogger Nate Silver correctly forecast on his beat-up laptop how all 50 states would vote for president. He even predicted a tie in Florida and projected it eventually would tip to President Barack Obama, which is the equivalent of predicting a coin landing on its side. He did it by taking polling data, weighing it for past accuracy and running 40,000 computer simulations at a time.

He then gave his forecast in terms of percentages, saying that Obama had a 91 percent chance of being re-elected.

In the case of Sandy, lives were at stake. With the election, reputations were on the line and some pundits were dismissive of the computer modeling. Bets were made. Challenges issued.

The math majors came out on top thanks to better and more accessible data and rapidly increasing computer power.

"In this particular case, rationality scored a win," said Princeton University neuroscientist Sam Wang, who since 2004 has been using mathematical formulas and polling data to predict elections for the Princeton Election Consortium. Wang predicted a "100 percent chance" of an Obama victory, but missed Florida, giving it to Republican Mitt Romney. For the record, Wang notes that he beat Silver at accurate Senate race predictions.

Computers soon should be able to tell health officials where the next food poisoning outbreak will spread, a U.S. government lab predicts.

Tom Mitchell, head of the Machine Learning Department at Carnegie Mellon University, called computer model predictions based on historical evidence "one of more positive trends we're going to see this century. ... We're just beginning."

Take a look at baseball, where Silver got his start as a stats geek. The Oakland A's, a team that famously uses computer statistics in selecting players, surprised everyone by getting into the playoffs despite one of the lowest payrolls in baseball.

Computer modeling tells the government what happens when a nuclear bomb explodes, helped Goodyear make a better tire and helped the makers of Pringles figure out how to keep the potato crisps from breaking in the can, said Bill Tang, program director for the Princeton Plasma Physics Laboratory simulation program.

Every time you swipe a credit card, a computer is using predictive models based on past evidence to determine if it's really you or if it is fraud, Mitchell added.

For about 40 years, climate scientists have used computer models to predict what global warming will look like with dead-on accuracy, said climate computer modeler Andrew Weaver of the University of Victoria in British Columbia.

For computer models to make predictions, three things are needed: computer power, mathematical formulas designed to mirror real world cause-and-effects and current conditions converted into numbers that can be used in formulas.

Experts input the data of current conditions into the formulas that say if X and Y happen, then it will produce Z. Then the computers run those what-if simulations over and over again, with slight variations changing the end results. These scenarios are run tens of thousands of times, giving a whole range of outcomes.

The key is seeing what happens most often and why. It's not a dead-on prediction, but breaks down the future into probabilities.

"It's essentially solving equations that are too extensive to solve with pencil and paper," Weaver explained.

It all comes down to collecting data, crunching it and spitting out probabilities. It's evidence turned into numbers. It's math.

Experts believe it's the future.

Silver said what he did with the election was nothing compared with what meteorologists did with Sandy, which was a matter of "real life-and-death consequences."

The National Weather Service forecast an extremely rare due-west turn by the storm into southern New Jersey, he said. "It's astounding. That's a huge win for computer modeling."

Silver's bold predictions that Obama would win upset some political pundits who predicted a Romney victory, based on what they perceived as momentum, the enthusiasm of crowds, gut instinct and partisanship.

But Silver was right, besting his 2008 record of getting 49 of 50 states right for president.

"This is a victory for the stuff (computer modeling) in politics," he said Thursday in a telephone interview. "It doesn't mean we're going to solve world peace with a computer. It doesn't mean we're going to be able predict earthquakes ... but we can chip away at the margins."

One of the next fields Silver said he'd like to get into is education because he feels that all the data being generated "is not being used in the best way."

"I hope that people focus not on me personally, but what I'm trying to do," Silver said.

What he and his colleagues are trying to do is take a chaotic world and make sense of it, turn events into equations to be solved.

More than anything statistics are tools for understanding, like a wrench for an auto mechanic, said Bill James, the godfather of modern baseball statistics and a colleague of Silver's.

James said in an email that contemplating what will happen in the future is something that "we all do every day, without really thinking about it. It is a necessary and relevant process. Thus, it is something that is worthy of our best analytical efforts."

Small Business Financing Options For Those With Not So Great Credit

If you are an entrepreneur or small business owner who does not have good personal credit but you need a small business loan of some kind to start, build, or grow your business then there?s good and bad news for you.

We?re really not here to talk about the bad news because you already know the bad news.? It?s tough ? some would say impossible ? to get financing when your personal credit is ?not so great.?? After all, it?s been tough enough since The Great Recession for people with ?good? credit to get financing.

bad credit financing

Just to clarify, we?re talking about debt financing and not equity financing.? This post will not cover equity financing options such as venture capital, private equity, angel investors, or the three F?s (friends/family/fools).

Before we get started, let?s review a couple important truths:

  • One is that your personal credit is either an asset or a liability.? It?s not neutral because, if you?re like most of us, you?ll want or need credit to do things like buy homes, obtain credit cards, get business financing, etc.? Your credit is not neutral, it?s either an asset or a liability.? If it?s an asset then keep it that way and if it?s a liability then don?t be guilty of the definition of insanity and continue doing the same things you?ve always done and then expect different results.? Do something about it.
  • Two, you may want to consider an ownership strategy if you are married and your spouse has better credit than you.? More about husband & wife ?insider? tips here.

Now, let?s dive into the best small business financing options for people with ?not so great? credit:

ROB?s (Rollover as Business Startups)

This works for both new and established businesses.? If you have an IRA, 401k, or other qualified retirement vehicle then you may be able to roll some or all of those funds into your new business entity.? You?ll need a C-corp and this strategy should only be executed by a qualified and experienced company or attorney.? There are no monthly payment requirements but be sure you have good people who properly set this up for you so you don?t run into IRS compliance issues.

Equipment Financing

This works for both new and established businesses.? You?re looking for a non-bank equipment finance company here.? There are many of them out there who will lend you the funds you need to buy construction equipment, medical equipment, tractor trailers, aircraft, printing equipment, etc.? The list goes on.? They look for clients with damaged credit and what you?ll need in return is very simple.? You either need a larger down payment or collateral or both.

These lenders like to lend based on the ?auction value? of the equipment you?re buying and/or the auction value of some equipment you already own.? Although it goes without saying, you should expect to pay a higher cost for these loans.

Factoring

This works for established businesses only.? It?s simple here too.? If you have an aging report or book of receivables then there are lenders out there who will buy your receivables at a discount (some or all of your receivables).

Qualifying for factoring is all about the company who owes you the money.? If the lender believes they will pay, then you?ll probably get your financing.? However, if it?s Uncle Louie from Louie, Inc. who owes you $100,000 you probably won?t be able to finance that one.? I?m sure you get the idea.

The lender will check things like business credit reports on the company who owes your invoice(s), make verification phone calls, etc. but it?s a quick solution and there are thousands of businesses all over the country who do this very successfully.

Merchant Cash Advances

Also known as MCA?s, works for established businesses only.? This is probably one of my least-favorite forms of financing because it?s so expensive but there is a time and a place for it.

We?re talking about the Wild West of financing here though.? If you?re working with a trusted small business loan professional then you?re probably okay but these loans are a dangerous combination of two things ? they are costly to the business owner and lucrative to the brokers who sell them.? They are tough on cash flow no matter how you slice it but if you can absorb the high-cost and the short repayment term and advance your organization then this is an option.

To give you some perspective, our company takes in around 5,000 requests for financing per year and in the last 2 years, you can count the number of MCA?s we?ve done in the single digits. ?For each of those clients it was a means to an end to achieve a larger goal.? They?re an option, but use them wisely.

Purchase Order Financing

Also known as PO Financing, works for established businesses only.? Of these five lending solutions this one is done with the least frequency.? However, it?s a great option when you have a large order you need to fulfill from a large customer.

For example, if Target gives you an order for 500,000 of your widgets to go in all their stores on the east coast, then you?ll need to manufacture and ship those widgets to them before they ever pay you.? You will also need to pay all your people or the manufacturer for the production.? That can get expensive and many business owners have had their growth halted simply because they couldn?t afford to fulfill a big order.

With PO Financing, as long as you have a credit-worthy buyer, you can finance that entire order and ensure that your business grows and that you can develop the relationship with the buyer for future orders.

And there you have it.? These are not the ?only? ways to obtain financing if you are a small business owner with damaged personal credit, but these are likely your best options ? or they are at least the most commonly used financing vehicles for people with ?not so great? credit.?The list could certainly be longer.

So how have you creatively financed your business growth?

Wife and I went out riding this morning and went into some unfamiliar areas to ride today and on the way back, we went through a water hole that was a little to deep.

As soon as she stopped moving, we shut it down and went and got some help. The guys that helped us out, took out the spark plugs and gently turned it over to get the water out....put the plugs back in and while it did manage to start back up, it then wouldnt start back up as there was a clicking noise ( sounds like its coming from the fuse box ) which would then cuase the lights to flicker. Tried jumping it, no luck. Tried a few more times to start it, but again....no luck.

So, now that its back home, what are the steps that need to be taken so no damage will occur.

oil change ( s ) ? (the guys that helped us out told us to run cheap oil through it a couple of times, what kind of oil?)
spark plugs
how do we get any mud out of the air filter area that may have gotten into the tube?

Did they drain the air box? Is it Hydro locked? Take the plug out and check it out again. Take the air filter out and wash it and take the intake tube off and wash the air box. than clean the TB and tube out. More than likely have to take the belt cover off and clean the clutch out. Change the oil let run and change again with cheap oil that you pick. ( Some put diesel fuel in where the oil is and let run for min to help clean the mud and water out) Than fill with good oil and hope it all last. some do and some dont.

air box was drained and air filter was taken out to let dry.

Hydro locked ?

what is in the rear of the vehicle that would also dump water when its trying to be started ? That seems to be empty now....but is there any way to clean from the air filter back as I know there is sand / mud in the tube.

Tried starting it again and something is still to wet that wont let it start as when you put the key in the second position, you hear a clicking noise. I will take the air compressor and try blowing some things dry and see if that helps.

For the cheap oil.....does it matter what type ?

Thanks for the help so far.

Hydro locked is when your cyliders are full of water which makes it impossible to turn over. Pull your plugs and turn it over again to ensure this is not the case. It is very probable to cause engine damage when you hydro lock a motor. Chances are you will bend a connecting rod or worse. Not sure where the CVT (Belt) exhaust is one the comander but that is probably what is dumping water out the back.

If there was still water in the intake tube it could of sucked it in Causing it to Hydro lock the motor And maybe the clicking sound you're getting is from it being hydro- locked and it's not letting it turnover therefore just click click click? I am just asking as I am not there to here it.

Getting paid to do this.

Oh as far as oil go to the dollar store or where ever and grab the cheapest stuff you see. First change let it run a little and drain. And repeat if the oil is milky looking.

Getting paid to do this.

after it was pulled from the water, plugs were taken out and whatever water that was there, was blown out through the spark plug holes , plugs were put back in and it did start back up and run, but then that clicking noise started, and it happens when you turn it over to the first position and havent pressed the start button. When the clicking noise is going, the headlights flicker also. When it started this issue with the clicking and the lights flickering, it never started again. The noise sounds like its coming from the fuse box and I opened that up, took out each fuse, use the air compressor ( all were dry ) and put the fuses back in. When I would take each fuse out, I would try and start it.....and eventually when I pulled the 5a fuse , the clicking noise stopped and in looking at the fuse panel diagram, the 5a fuse that stops clicking when pulled is the fuel pump.

Oil has been drained and it was a nice green color.....new ( cheap ) oil has not been tried yet as still unable to start it up.
